TILED ROOF SPECIALISTS

Owners’ associations

A shared roof in the Netherlands needs a clear owners’ association decision, maintenance scope and resident communication plan.

What VvE and MJOP mean

A VvE is the Dutch owners’ association for an apartment building. Its MJOP is the multi-year maintenance plan. Start by checking the building’s division deed and regulations to establish which roof parts are shared and how privately owned windows or dormers are treated. The English-language page concerns Dutch buildings and does not substitute rules from another country.

Prepare a decision the meeting can assess

Present the inspected condition, urgent defects and a comparison of maintenance and renovation options. Include the proposed scope, materials, quotations, financing, programme and the authority to approve additional work. Applicable voting and authorisation requirements come from the association’s own documents and advice for the project; there is no single threshold assumed here.

Residents, phasing and the maintenance file

Tell residents when scaffolding arrives, which spaces need access and who handles questions or leak reports. Pay particular attention to top-floor homes, terraces and shared storage. A phased renovation needs sound temporary junctions between completed and remaining slopes. Transfer product details, photographs, warranty conditions and outstanding items into a file that remains available after a change of board.
