Check more than the visible tile surface

An inspection considers slipped or cracked tiles, ridge and verge fixings, flashing edges, roof-window junctions and blocked gutters or valleys. Inside the loft, accessible staining or moisture marks can help locate a developing problem. The maintenance scope depends on safe access and what can actually be inspected; concealed layers are not automatically assessed by a ground-level photograph.

Cleaning is a separate decision

Algae or a change in colour alone does not establish that the roof needs replacement. Identify the tile material and finish before selecting a cleaning method. Do not assume pressure washing, chemicals or a new coating are suitable for every tile. Follow the manufacturer’s maintenance guidance and avoid treatments that obscure unresolved cracks or drainage defects.

Make the inspection useful for future work

Record the date, inspected areas, photographs, defects, urgency and agreed follow-up. A practical report distinguishes immediate leak repairs from planned maintenance and items to monitor. Set the next inspection according to the roof’s condition, surroundings and product instructions; a tree-lined site or recent severe weather may justify additional checks. Discuss safe access before any visit.
