Indicative starting prices for the basic work on a simple, easily accessible pitched roof of at least 60 m², with suitable existing decking and reusable battens. Scaffolding and required accessories are itemised separately in the complete quote.
What does the basic work include?
- Remove and dispose of the existing ordinary roof tiles.
- Supply standard concrete or clay roof tiles.
- Lay and normally fix the new ordinary tiles on suitable existing battens.
- Check the completed work and tidy the work area.
Which additional costs may apply?
- Scaffolding, fall protection, lifting equipment and special access.
- Ridge, verge and ventilation tiles and other accessories.
- New battens, counter-battens, underlay or repairs to decking and timber.
- Insulation, flashings, chimney junctions, gutters and roof windows.
- Removing and refitting solar panels, permits or specialist waste handling.
Safe access and a technically complete roof always belong in the full quote. We specify the necessary additional items and their costs before work starts. The final price follows assessment of your roof and material choices.

Why does the price vary between roofs?
Two 80 m² roofs can have different prices. A simple shape requires less cutting than a roof with valleys, dormers and many junctions. Height, access, the condition of underlying layers and your tile model also matter. Shared roofs require coordinated work phases and resident communication.

The basic work starts indicatively at €75 per m² for concrete tiles and €95 per m² for clay tiles, including VAT. Scaffolding, accessories and any replacement of underlying layers are priced separately.
How much does a 60 m² roof cost?
The basic work starts at €4,500 with concrete tiles or €5,700 with clay tiles, including VAT. The complete quote also includes the additional work needed for your particular roof.
Do the prices include VAT?
Yes. Every starting price and example on this page includes VAT. Your quote shows the work, additional items and total amount.
Is roof insulation included?
Insulation is an additional choice. Its method, thickness, junctions and any internal finish are priced separately. Discuss it during the inspection so the roof build-up can be planned as a whole.
Can I use these rates for a small repair?
The per-m² rates apply to the described basic work on roofs of at least 60 m². Small repairs are priced separately according to access, materials and working time.
