Assessment and repair of ridge tiles and flashings: identify the leak route, choose a compatible detail and record the finished work.
Inspect ridge and junctions separately
A loose ridge tile, failed mortar joint and split chimney flashing need different repairs. We first separate the visible damage from the route water follows into the building. The assessment should include ridge support and fixings, the ventilation detail, nearby tiles and flashing junctions with masonry or windows. Photographs help explain why a particular repair is proposed.
Local repair or a renewed detail?
A sound ridge with one damaged component may allow a limited repair. If the support, fixings or several joints have failed, replacing only the visible tile may leave the problem. A mechanically fixed dry-ridge arrangement and a mortar-bedded ridge are different systems; the proposed solution must suit the tile model and roof ventilation. Flashings need room for movement, support and a continuous drainage route.
What we agree and record
The scope should identify which ridge lengths and junctions are treated, which products are used, access arrangements and any timber repair allowance. Before closing concealed details, record the support and membrane connections. At handover, check secure components, clear drainage and any remaining work. Keep manufacturer conditions alongside our written workmanship warranty.
